Thank your lawmakers for passing HB 1217, or express disappointment if they didn’t vote yes

The fight for rent stabilization has had a long journey. On April 27, the final day of the 2025 legislative session, lawmakers passed the final compromise on HB 1217! They fixed many of the previous Senate amendments that had gutted the bill. 

The final bill:

  • Restores protections for tenants living in single family homes;
  • Restricts rent increases to 5% for manufactured homeowners; 
  • Reduced the exemption for new construction to 12 years;
  • Allows an annual rent increases for residential renters of 7% plus the Consumer Price Index, with a limit of no more than 10%, whichever is less.

While this isn't fully the bill we fought for, it is a first step we can build from. Please use the action below to thank your lawmakers if they supported the bill, and to ask your lawmakers to do better for tenants if they didn't support the bill.

Additionally, deep investments in affordable housing and homelessness prevention were made in both of the agreed upon state budgets! With a record investment of over $615m for housing and shelter, and hundreds of thousands for homelessness services, these budgets will go a long way to support our communities.
